DRUCE’S HILL HOUSE - BRADFORD ON AVON

Planning Permission and Listed Building Approval received end July 2019

Construction started December 2019 - completed end 2020.

Extent: Refurbishment and repair of existing Grade II Listed property

Druce’s Hill House has been unoccupied for several years and required full refurbishment internally. Limited repairs externally were required to areas of roof and pointing of stonework.

Previously some repair works had been carried out in the 1980’s, but nothing significant in recent years other than minor gutter repairs. The purpose of the project is to return the house to a fully functional family home to be used by the owners.

Prior to the works starting, some large conifer trees were removed from the rear garden to provide more light into the house and reduce the damp. The scheme of refurbishment includes full mechanical and electrical services, repairs to plasterwork and refurbishment of flooring, doors, windows and shutters. The kitchen and bathrooms are to be upgraded with new sanitaryware and new wood burning stoves are to be installed in the reception rooms on ground floor along with a new window from the snug overlooking the rear garden.

Existing features are being cleaned and repaired, including the main staircase and the existing timber panelling.

The rear landscaping will be carried out by the owners once the works to the house are complete.
